Fairgrounds Village — a collaborative effort for South Stockton

The Housing Authority County of San Joaquin summarizes our collaborative project, The Fairgrounds Village, for the South Stockton Community.

“The Fairgrounds Village project, located in South Stockton, is a collaborative effort between the Housing Authority County of San Joaquin (HACSJ), Delta Developers Community Corp. (DCDC), 3 Leaf Holdings, DFA Development, Atlas Properties, and the State of California. This initiative aims to transform nearly 100 acres of the original Stockton fairgrounds into a sustainable and vibrant mixed-use community. HACSJ and DCDC will work to provide affordable and workforce housing to low-income families throughout San Joaquin, while Atlas Properties will lead the development of private, market-rate, and commercial properties.

The Fairgrounds Village project is not only about creating new housing but creating a dynamic mixed-income community that includes commercial development, affordable housing, workforce housing, market-rate housing, and homeownership opportunities. Local contractors and laborers will construct flexible housing options, including attached and detached homes, communal living units, and density by design units. The Housing Authority is uniquely positioned to help residents move toward homeownership and build generational wealth. HACSJ will contribute rental assistance through HCV Project-Based Vouchers.

Beyond housing, the Fairgrounds Village project will feature amenities that expand the community, provide healthy alternatives, and make aesthetic and environmental improvements. This includes offering local and healthy food options, a healthcare campus, pedestrian trails, a community pool, community gardens, an electric vehicle program, and more. The goal is to transform South Stockton into a thriving and sustainable community while providing 1305 units of safe and healthy housing options for all.”
